I have been targeting the greater Denver area for investments for sometime now. It is my opinion that the rental market is going to be increasing there in the next five years and the real estate market in general is at a turning point toward appreciating values. I have always liked the location of the Park Hill Village because it is a great location, close to downtown near where a light rail station will be located and yet is reasonably priced. I like the new construction and that the developer has a good, stable record.
I have recently made a decision to purchase a condo in the Park Hill Village development. I considered purchasing one of these units about a year and a half ago when I was thinking of moving to Denver. The project met my criteria but I decided not to move so I did not follow through with a purchase at that time.
This opportunity was brought back onto my radar by your information in the Nexus. When I saw the incentives, I decided to revisit the project. When you told me about the leaseback opportunity, I decided to consider it seriously as an investment. I don't know whether Joe would have told me about the leaseback or not. I had this in my "keep" file but it was your information in Nexus that motivated me to take a closer look.
As you know, Tim, I have been having ongoing conversations with you on various investments and real estate topics even before you regenerated my interest in this project. I identify with your style and the way you investigate the projects you endorse. You do a lot of the preliminary data collection for me and make my homework a little easier. Both you and Rich do a good job of keeping in touch with your investors and helping to keep them informed. Most of the people I have met on the site seem to be a quality peer group with whom I can develop reciprocal relationships. Your assistance, consideration and professionalism is appreciated.
